Cadolto receives the order for the realization of a new senior citizens' residence in Sterzing using modular construction

The demographic change is one of the major issues increasingly challenging the healthcare sector. The demand for modern and needs-based residential facilities for seniors is continuously rising, and qualified personnel are desperately sought after. The Wipptal District Community in South Tyrol responds to this need and commissions Cadolto Modulbau to build a senior residence in modular construction.

At the end of 2022, the Franconian modular construction specialist was awarded the contract to build a new modular residential facility for seniors. Planning of the residence begins in Cadolzburg, followed by the production and assembly of the modules, which will then be transported over the Brenner Pass to South Tyrol.

The new building, approximately 5,200 m² in size, will consist of over 140 modules and will have four floors. To make space for the new senior residence, the old existing building in Sterzing has already been completely demolished, and planning for a new underground parking garage, on which the new building will be constructed, has begun. A prerequisite for awarding the contract to Cadolto was the significantly shortened construction time achieved through modular construction.

Karsten Küssmann, Managing Director of Cadolto Modulbau GmbH: "We are pleased that we were able to convince with our modular construction method and win the project for the new senior residence in Sterzing. Simultaneously with the foundation and underground parking construction, we can already begin manufacturing the over 140 modules. This maximum level of prefabrication ensures a significant reduction in construction time."

Monika Reinthaler, President of the Wipptal District Community: "The senior residence should be a home for the residents. To meet modern standards and ensure the best possible care on a permanent basis, we decided on a new building. The location requires a quick realization of the project. Through modular construction, a senior residence of the highest quality is built in a short time, while the impact of this type of construction remains minimal."

The special feature of the project is the location of the new building. Situated between the Sterzing hospital and several residential buildings, the Wipptal senior residence now receives a modern upgrade through the new construction and offers space for a total of 90 residents. For the challenges posed by the construction site, modular construction provides the right solution: short construction time, minimal construction traffic, and a high degree of prefabrication ensure a disruption-free process. The surrounding areas are thus only minimally affected.
